Construction Management
As Project Manager, we act on our client's
behalf to oversee all aspects
of the construction process and
to represent and protect our
client's interests. This turnkey
approach greatly alleviates the
time commitment required by the client, ensuring
the client is kept abreast of all matters.
We protect the client's
interests by assisting and confirming
that construction proceeds in
accordance with their wishes.
In today's business environment every company
should be acting as a "lean,
mean, moneymaking machine", thus
each member of the staff should be producing
at their highest level prior
to a project relocation. If any
staff member is pulled away from
their job responsibilities to try to coordinate
a move it would cost the company money, both
in lost in revenue and potential problems
due to lack of experience in the relocation
process.
Team Coordination
The project manager's role and
responsibilities are similar
to that of a head coach on a
professional team. We
take a leadership role in the
selection of the team and are responsible for
the performance of the team. Our loyalty,
like that of the coach, is to
the owner and in the end the
owner always has the final say. Some
of our team members are: architects, bankers,
general contractor, equipment
leasing agents, equipment suppliers,
city officials, landscapers, data/voice/security/sound
consultants and real estate brokers.
Bidding Management
Once the construction drawings are complete the bid offers are made to previously interviewed and approved General Contractors. Technology bids needs to coordinated as well as any specific equipment providers not covered within the construction budgets. Bid analysis should be handled promptly with all bidders notified of the final selections. In some situations, value engineering may occur prior to concluding negotiations.
Scheduling
The Project Manager begins tracking the work performance to meet deadlines. Clear communication between the Contractor and the Project
Manager is vital. A project schedule spreadsheet is coordinated between the team members.
Site Management
Site visits, often daily, allow the project manager to oversee all site activities, with special attention to detailing, workmanship and building code requirements. Site meetings are held with the contractor to outline any deficiencies, as well as weekly team meetings to ensure that everyone is kept abreast of the progress. Change order reviews are handled promptly in order to keep the process moving along. Construction progress payment reviews are made at the request of the funding institution. A final inspection is held to certify substantial completion of the project.
